Ras Soma Residences: identify the phase, then the home
Ras Soma Residences belongs to Travco Properties’ Ras Soma destination on Egypt’s Red Sea coast, also officially presented as Almaza Bay Ras Soma.
The destination’s residential navigation separates Residences and Marina Gate, while its Phase 1 and Phase 2 pages publish different home-type menus. Start with that exact identity before comparing an apartment, chalet or villa.
This guide explains the published product names and how to assess an actual offer. It is reviewed on 16 October 2026. A phase menu is not a live availability feed, and a developer illustration is not a current property photograph. The relevant unit plan, specification and written commercial terms remain the basis of a purchase decision.
The two published phase menus
| Official page | Names presented | What to establish |
|---|---|---|
| Phase 1 | Lake Villas; Beachfront Villa; Beach Villa; Shore Villa; Quad Chalet; The Condos; Apartments | Exact collection, release and unit |
| Phase 2 | One Story Villa; Twin Villa; Townhouse; Hexa Chalet; Apartments | Exact plan, building relationship and specification |
The official residential landing also presents Residences and Marina Gate as separate navigation choices. Use the full name shown on the offer and ask how its collection and phase relate to that structure. Do not assume a numbered phase means a completed building, an identical payment plan or a lower-priced version of another product.
The Ras Soma destination guide puts those collections within the overall published plan. The Condos guide explains the separate apartment sales kit and its illustrative layouts. Keeping those levels separate makes it easier to compare a neighbourhood, a building and a particular home without mixing their claims.
Villas: frontage, plot and the relationship to neighbours
Names such as Beachfront Villa, Beach Villa and Shore Villa suggest different settings, but the selected unit must explain the actual relationship to the coast. Ask for the current plan with the plot or home marked, the orientation and the intended route to the beach. A category name alone does not establish a protected view or a particular distance to the water.
For a standalone or one-story villa, compare the enclosed accommodation, outdoor allocation and included external works. For a twin villa or townhouse, add the shared-building relationship, entrances, privacy and neighbouring terraces. A larger advertised area is not automatically a better fit if it contains space that does not serve the household’s routine.
Ask which landscaping, boundaries, terraces, roof areas and equipment belong to the purchase and who maintains them. If a pool is shown, obtain the specific inclusion and works schedule rather than inferring it from a collection image. A villa illustration can communicate style without describing everything supplied with the offered home.
Quad and hexa chalets: understand the arrangement
The Phase 1 menu includes Quad Chalet and the Phase 2 menu includes Hexa Chalet. These labels are useful product identifiers, but they do not replace the plan of the actual building and home. Establish the floor, entrance, stairs, outdoor space and relationship to neighbouring accommodation before treating a chalet as equivalent to a villa or apartment elsewhere.
Follow the household through the layout. Check bedroom separation, bathrooms, cooking, storage and where luggage or household equipment goes. For a garden allocation, clarify the boundary and privacy from shared paths. For an upper floor or roof area, ask about the route, shade, screening and permitted use.
Compare like-for-like plans and measurement categories. Ask the developer to distinguish enclosed accommodation from terraces, roof areas and any allocated garden or land. Use whole square metres in a readable shortlist, while retaining exact source measurements and the measurement convention in the property file.
Apartments and The Condos
Apartments appear on both published phase menus, while The Condos is separately named on the Phase 1 page and overall destination plan. Do not turn those labels into one generic price category. Obtain the complete collection and unit reference, then compare the actual drawing, floor, orientation and finishing.
The Condos sales kit gives specific one-, two- and three-bedroom plan examples, explained in our detailed Condos guide. Those examples are brochure types rather than current stock. A home advertised elsewhere simply as Ras Soma Residences should be reconciled with its own documents before applying a Condos area, layout or price.
For an existing or handed-over apartment, inspect the actual outlook and building approach. For an off-plan home, ask for a unit-location plan and the relevant building section. A rendered sea view, furniture arrangement or landscaped foreground does not establish a contractual inclusion or the eventual view from every apartment.
Finishing, delivery and facilities
Request the finishing schedule alongside the plan. Establish what is supplied in the kitchen and bathrooms, which equipment and external fittings are included, and how snagging is handled. For a resale, ask what remains with the home and what the seller will remove. A show-home inventory is not automatically the purchase inventory.
Obtain the unit-specific delivery position and the obligations for access, utilities and shared spaces. Ask about the state of nearby works as well as the home itself. A destination hotel or a completed building elsewhere does not establish the completion of the selected collection or the opening of every planned amenity.
For beach, pool, club or hotel use, confirm the named facility, owner and guest admission, booking requirements and any charges. Keep community management separate from the person managing the individual home. The Residences area guide focuses on the arrival and ordinary-life questions that follow from those arrangements.
A current offer and the next step
Ask for a dated quotation naming the unit, seller, currency, validity period and payment dates. Compare the complete purchase commitment, including scheduled maintenance and agreed brokerage, while identifying transfer and statutory charges separately. For an assignment, state cash payable now and the remaining developer balance together. Confirm the applicable transfer conditions.
Build the shortlist around the same facts for each home: destination, collection, phase, unit, layout, internal and outdoor areas, floor or plot, orientation, finishing, delivery or condition, facilities and total commitment. Official phase material and image context

Who develops Ras Soma Residences?
Travco Properties, within its Ras Soma destination on the Red Sea, also officially presented as Almaza Bay Ras Soma.
Do the Phase 1 and Phase 2 menus list the same homes?
No. The official pages show different product menus. Identify the full collection, release and unit on the offer, rather than applying another phase’s drawing or terms.
Is every Ras Soma apartment part of The Condos?
Do not assume that. The Condos is a named collection with its own sales kit, while Apartments also appears on the residential phase menus. The unit documents should establish the product.
Does the phase name confirm delivery?
No. Obtain the selected home’s current completion and handover position, specification and the state of its access and services.
