Marassi Red Sea vs Ras Soma: two developers, one buyer decision
Marassi Red Sea and Ras Soma are separate developments on Egypt’s Red Sea coast, by separate developers.
Marassi Red Sea is Emaar Misr’s project near Hurghada. Ras Soma, officially also called Almaza Bay Ras Soma, is Travco Properties’ destination in the wider Soma Bay area. Neither is part of Somabay, the peninsula master development.
Buyers often meet both names in the same week, in the same advertisements and sometimes in the same shortlist. This guide compares what each developer has actually published — home types, hospitality, masterplan and evidence of progress — and explains how to compare two offers fairly. Our review of the official material is dated 16 October 2026.
The two developments at a glance
| Question | Marassi Red Sea | Ras Soma |
|---|---|---|
| Developer | Emaar Misr | Travco Properties |
| Official name | Marassi Red Sea | Ras Soma / Almaza Bay Ras Soma |
| Brand first used on | Marassi, North Coast | Almaza Bay, North Coast |
| Published residential structure | Named marina, villa, townhome and branded collections | Residences Phase 1 and Phase 2 menus, Marina Gate, The Condos |
| Hospitality in official material | Vida Hotel and Branded Residences (September 2026 coffee book) | Steigenberger Resort Ras Soma (named on the destination site) |
| Relationship to Somabay | Separate development | Separate development |
| Prices on this page | None — see “Why there is no price table” below | |
The table compares published identity and structure, not quality. A row that looks stronger for one development says nothing about the particular home you are offered. Use it to make sure two offers are described in the same terms before you compare them.
Two North Coast brands, extended to the Red Sea
Both developments carry a name first built on the Mediterranean. Emaar Misr’s Marassi began at Sidi Abdel Rahman on the North Coast; Travco’s Almaza Bay is also a North Coast destination. On the Red Sea, each brand belongs to a new and separate project. Hotels, facilities, delivery history and price lists from the North Coast originals do not transfer.
This matters most when an advertisement mixes material. A photograph of an operating North Coast marina, or a hotel from the same brand family, can appear beside a Red Sea offer without saying which coast it shows. Our two-Marassi comparison and Almaza Bay naming guide explain how to separate each brand from its Red Sea project.
What a shared brand does show is the developer’s track record elsewhere. That is a reasonable starting point for questions, and our Emaar Misr and Travco developer pages set out the public record. A past project does not establish the delivery, finishing or management of the home in front of you.
Home types: the catalogues do not line up neatly
| Home type | Marassi Red Sea (Emaar catalogue) | Ras Soma (official phase pages) |
|---|---|---|
| Apartments | Marina Shore, Marina Waterfront, Marina Downtown; Marina Bay Apartments | Apartments in Phase 1 and Phase 2; The Condos |
| Chalets | None named in the current catalogue | Quad Chalet (Phase 1); Hexa Chalet (Phase 2) |
| Townhouses and twins | Laguna and Infinity villas and townhomes | Townhouse and Twin Villa (Phase 2) |
| Villas | Horizon, Horizon III, Island Villas | Lake, Beachfront, Beach and Shore Villas (Phase 1); One Story Villa (Phase 2) |
| Water-related or branded | Marina Bay Water Homes; Vida Branded Residences | None named on the phase pages we reviewed |
These are catalogue names, not a statement of current stock, and one collection can contain several releases. The table is useful mainly for spotting when two offers are not like for like. A Ras Soma quad chalet and a Marassi marina apartment can have the same bedroom count and be very different homes.
Pair offers by format first: apartment with apartment, villa with villa. Then compare internal and outdoor areas on the same measurement basis, the floor or plot, orientation and the finishing supplied. Our Ras Soma Residences guide and Condos guide cover the Travco products in more depth; the Marassi Red Sea guide covers Emaar’s catalogue.
Hospitality: a named hotel and a brochure concept are different evidence
Travco’s destination site names Steigenberger Resort Ras Soma. Emaar’s September 2026 coffee book presents Vida Hotel and Branded Residences, and its community catalogue lists a Vida Branded Residences entry. These are different kinds of material: a hotel named on a destination website, and a hospitality concept in a development brochure.
Neither attaches anything to a home. A hotel stay is one contract and a residential purchase is another. If a hotel matters to your decision, ask which facility serves your collection, how owners and guests enter and what it costs, and get the answer in writing. For a branded residence, also ask which services are compulsory, how charges are set and what the rules are for personal use and letting.
What this does not prove: a hotel name, operating or proposed, does not establish a rental programme, a return or the condition of any nearby residence.
Reading the two masterplans
The two published plans emphasise different things. Ras Soma’s destination website describes a central green spine connecting its residential neighbourhoods with the coast. Emaar’s material for Marassi Red Sea is organised around marinas, an elevated beach, swimmable lagoons, residence clubs and a longevity and wellness concept.
For either plan, the useful questions are the same. Which body of water does the home face — marina, lagoon or open sea? What is the actual route from the front door to the beach, and is it open today or planned? What is planned on the neighbouring plots? Ask for the current dated release plan with your unit marked on it.
What this does not prove: a published illustration is design intent. It is not a surveyed boundary, a construction-status map or a commitment that each component opens by the time your home is handed over.
Why there is no price table
Comparison articles elsewhere often place a starting price for one development beside a starting price for the other. We do not, because the figures available publicly for these two are not on the same basis. Earlier reported figures for both differ in date, release, home type and whether they are cash prices or instalment totals; some included a separate expression-of-interest payment. Set side by side, they mislead.
Both destination pages keep the earlier reported figures in a clearly dated archive rather than presenting them as current. Our editorial standards explain why. A fair comparison needs two written offers dated close together, for homes of the same format, showing the complete commitment: the total price, the payment schedule, scheduled maintenance and agreed brokerage, with transfer and statutory charges identified separately.
For an assignment, set the cash due at transfer beside the remaining developer instalments, and never treat the first payment as the price. Our payment-plan guide shows how to put two schedules on the same footing.
Choosing between them
Start from what you need the home to do, then look for the product that fits, rather than choosing a developer first.
| If you are looking for | Where to look first | What to confirm |
|---|---|---|
| A chalet format | Ras Soma’s Quad and Hexa Chalets | Shared walls, outdoor allocation and entrance |
| A branded, serviced home | Marassi Red Sea’s Vida Branded Residences | Compulsory services, charges and letting rules |
| A marina setting | Marassi’s marina collections; Ras Soma’s Marina Gate | Which home types the release includes, the actual outlook and the route from parking |
| A villa with direct beach access | Ras Soma’s Beachfront and Beach Villas; Marassi’s villa collections | The real route to the water on the release plan |
| Use of Somabay’s facilities | Neither | No access is implied by either development’s location |
Visit both if you can, and arrange each appointment with the responsible project team. A sales centre, a hotel and a future residential gate can be in different places. The Soma Bay Guide area pages help with arrival and orientation. If you already hold an offer for either, send us its full collection and unit reference and we will compare it against the other on the same basis.
Sources and review date
Reviewed 16 October 2026. Marassi Red Sea identity, catalogue and design programme checked against Emaar Misr’s Marassi Red Sea page and its linked September 2026 coffee book. Ras Soma identity and phase menus checked against Travco Properties’ Ras Soma page, the Almaza Bay Ras Soma website and its Phase 1 and Phase 2 pages. Images are developer-published and labelled. No current price, stock, opening date or owner entitlement is established here; this comparison is independent editorial work.
Are Marassi Red Sea and Ras Soma the same development?
No. Marassi Red Sea is Emaar Misr’s project near Hurghada. Ras Soma, also officially called Almaza Bay Ras Soma, is Travco Properties’ destination in the wider Soma Bay area. They have separate developers, plans, homes and facilities.
Is either development part of Somabay?
No. Somabay is the peninsula master development; Soma Bay is the place. Marassi Red Sea and Ras Soma are separate developments, and a home in either does not include use of Somabay’s facilities.
Which one offers chalets?
Ras Soma’s official phase pages list a Quad Chalet in Phase 1 and a Hexa Chalet in Phase 2. Emaar’s current Marassi Red Sea catalogue names apartment, villa, townhome, Water Home and branded collections but no chalet product.
Why doesn’t KÂMO compare Marassi Red Sea and Ras Soma prices?
The figures publicly available for the two differ in date, release, home type and payment basis, so placing them side by side would mislead. A fair comparison needs two dated written offers for homes of the same format, showing the complete commitment.
Does buying near a named hotel give me use of it?
Not automatically. Steigenberger Resort Ras Soma and the proposed Vida Hotel are hospitality operations or concepts, separate from a residential purchase. Confirm in writing which facility serves your collection, how owners enter and what it costs.
