What luxury actually costs in Egypt
The most common question we are asked is also the hardest to answer honestly: what does luxury property in Egypt cost? Any single figure is a simplification, because the prime market is not one market. It is three, and they price on different logic.
Three markets, three price logics
On the Red Sea, the premium follows water and season. A first-row villa on a resort peninsula is priced for a year-round coast with international flight access, and increasingly quoted in hard currency. On the North Coast, the premium follows sand and social position within a short season — the same built area can cost very differently depending on which compound it sits in and how far from the beach. In prime Cairo, it follows land, address and school catchment, and it trades year-round rather than seasonally.
That is why comparing a Red Sea villa with a North Coast chalet on price per square metre alone tells you almost nothing. They are answering different questions.
What actually drives the premium
Within any one of those markets, the ladder is consistent. Position does most of the work — frontage, view line, and whether that view is protected by the master plan. Plot comes second: at the top of the market you are buying land as much as building, which is why two units with identical floor plans can differ by a wide margin.
Finish specification, the thing brochures lead with, matters least of the three. It is also the only one you can change after purchase, which tells you how to weight it.
How to compare honestly
Three disciplines make a comparison meaningful. Compare in one currency on one date — with hard-currency benchmarking now common, quotes from different months are not comparable. Compare total cost, not headline price: commission, transfer fees, utility connections and first-year maintenance change the ranking more often than buyers expect (see the true cost of buying). And compare delivery risk as a price input, not a footnote — a ready unit and an off-plan unit at the same number are not the same purchase.

Because it would be misleading. Entry to the prime tier differs sharply between a Red Sea resort peninsula, a North Coast compound and a Cairo villa district, and hard-currency benchmarking means quotes date quickly. We work from current comparables in the specific sub-market a buyer is considering and show the range rather than a headline number.
