Contracted sales are promises. Handovers are proof. The line worth isolating in a results release like this one is the delivery count — 1,459 units in six months, which the group reports as a 131% year-on-year increase. Egypt’s off-plan market runs on the assumption that a developer will finish what it has already sold, and a published half-year handover figure is one of the few numbers that tests that assumption directly rather than by reputation.
What a group-level release does not tell you is anything about your unit. It says the balance sheet behind a masterplan is functioning; it says nothing about whether a specific apartment or chalet is priced sensibly against comparable stock nearby, or whether your particular phase is on schedule. Before signing an off-plan contract with any developer, we would ask for the delivery record on the exact phase you are buying into, get the contractual handover date in writing, and read the clause that governs what happens when that date slips. Published group figures are a starting question, not an answer.
