Modon: Ras El Hekma and Wadi Yemm

Modon is the Abu Dhabi-based developer leading the Ras El Hekma city masterplan on Egypt’s North Coast. Its first launched precinct is Wadi Yemm, where the residential offer ranges from Boulevard and Beach Plaza apartments to villas, Waterfront Residences and branded collections.

KÂMO helps buyers compare a specific Modon district and unit against their intended use, budget and delivery horizon. A city-scale masterplan describes the ambition; the individual sale contract establishes what you are buying, when it is due and which services or facilities are included.

The city, precinct and residential collection

Modon’s official project page describes a city arranged around 17 precincts, with Wadi Yemm as the opening launch. Within that precinct, apartment districts and single-family neighbourhoods have different positions, specifications and resident facilities. Waterfront Residences is a separate collection between the golf course, canal and waterfront; its own factsheet should inform a comparison with Boulevard or Beach Plaza.

The other announced city precinct covered in our guides is Hacienda Ras El Hekma, developed by Palm Hills with Miran Hills. These city precincts are distinct from surrounding-area projects such as Ogami and The Med, and from Silversands in Sidi Heneish. A common coastal marketing name does not make these homes Modon products.

Modon has also announced Montage and Nammos hospitality within Wadi Yemm. Branded residences require an additional reading of the service agreement, recurring charges and resort programme. An announced brand is not evidence that the resort is operating or that rental income is assured.

Before reserving a Modon home

Request a dated unit offer with its building or plot reference, area schedule, finishing specification, payment dates, maintenance obligations and contractual handover. Check whether an apartment area is net saleable or gross and whether parking, appliances and storage form part of the price. District-level descriptions cannot settle those details for every unit.
