Ras El Hekma is a 170-square-kilometre master development on Egypt's Mediterranean coast in Matrouh Governorate, roughly 200 kilometres west of Alexandria — with 44 kilometres of beachfront and cumulative investment projected at US$110 billion by 2045. That makes it larger in land area than the city of Paris, with more coastline than a full olympic marathon covers.
When ADQ appointed Modon Holding to master-develop it, the announcement carried numbers that read like typos. Numbers that large stop meaning anything — the mind files them under "big" and moves on. So we drew them: four comparisons, each against something you already know the size of. Every figure is sourced, and none of them needed exaggerating.

The scale study, in 30 seconds
The beach is longer than a marathon

An olympic marathon is 42.195 kilometres. Ras El Hekma's beachfront is 44. A runner who starts where the development begins and completes a full marathon along the waterline stops nearly two kilometres short of the far end. There is no second development on earth's Mediterranean coast where that sentence is true.
Alexandria's Corniche — twice, and you're still short

For anyone who grew up with it, the most telling comparison is Alexandria's own Corniche. The drive every Egyptian knows — Qaitbay's citadel at one end, Montazah's palace gardens at the other — runs roughly eighteen kilometres of Mediterranean seafront. Drive it end to end, turn around and drive the whole thing again, and you have still covered less coastline than this one development holds. Egypt's second city assembled its seafront over twenty-three centuries; Ras El Hekma's is being master-planned in one generation.
Ten Monacos, end to end

The Principality of Monaco — the entire country — has 4.1 kilometres of coastline. Lay Monaco's whole shoreline along Ras El Hekma's beach and repeat it ten times; there is still sand to spare. It is a reminder that "resort" is the wrong mental category for what is being built here: this is coastal urbanisation at the scale of nations.
The land would swallow Paris
At 170 square kilometres, the masterplan is larger than the city of Paris (105 km²) with room left over for most of Manhattan (59 km²). Monaco, at 2.1 km², is a rounding error on the plan. The lead image above draws all four at true relative scale.
Scale matters practically, not just rhetorically: a footprint this size will contain many distinct districts, price tiers, and delivery phases — closer to how a city behaves than how a compound does. Buyers used to comparing gated compounds will need area-level thinking here, which is precisely how we approach the North Coast generally.
Seven Marassis — and only phase one is being built

For property people, the most useful comparison is the market's current flagship: Marassi's beach runs roughly 6.5 kilometres, and it took Emaar Misr the better part of two decades to build the community behind it. Ras El Hekma's beachfront is nearly seven Marassis, end to end. Modon is directly developing a first phase of 50 million square metres — itself half a Paris — with the remaining 120 million planned with partner developers.
The honest implication for buyers: Ras El Hekma is a decades-long story, not a single launch. Early phases will trade on scarcity and headline momentum; later phases will trade on delivered infrastructure.
