Floor area is simply not the pricing unit here. Position within the masterplan, proximity to the beach and the marina, the product tier a release is positioned in, and how much inventory remains in that phase do the work instead. This is exactly why a headline "from" price for a destination — or a single villa figure quoted in isolation — tells a buyer almost nothing. The comparison that matters is between specific formats in specific releases, which is why we publish the whole table rather than a number.
The Coral Coves 2-bedroom entry is EGP 13.23M outright. Cash is the lowest total by a wide margin, and it is the reference every plan is priced against.
It suits a buyer with hard currency already converted, and it is where the destination's pricing is most negotiable in practice.
The same home is EGP 15.12M over five years, or EGP 18.9M over eight — the eight-year route adds roughly EGP 5.7M to the entry-tier total.
That premium buys time and preserves capital, which for a buyer earning in euros or dollars against a moving pound is sometimes the right trade. It is a real cost, not a free option.
Through 31 August 2026 the guide records a promotional structure on selected Blanca Gardens phases where the five-year total matches the cash price — the kind of dated, phase-specific term that exists for weeks rather than seasons. That is the argument for asking what is live this month rather than reading last quarter's brochure.

Coral Coves 3-bedroom villas at 180–210 sqm are the family format on this table, and the thinnest availability of all. At EGP 39.48M cash and up, they are also a different financial conversation entirely.
Mesca 2-bedrooms span the widest range of any row — EGP 14.91M to EGP 30.52M cash — which means the release name alone tells you very little. The specific unit is the whole question.
