Why the best Egyptian property never reaches a portal

If you search Egyptian property portals for prime stock, you will find plenty of listings and very little of the best of it. That is not a failure of the portals. It is how the top of this market has always worked, and understanding it changes how a serious buyer should approach a search.

Why sellers stay off the portals

Owners of prime property often have reasons not to advertise. Some do not want neighbours, staff or business contacts to know they are selling. Some are testing a price quietly before committing. Some are selling into a divorce, an estate or a relocation they would rather not publicise. And some simply know that their unit is rare enough that the right buyer will be found through an agent rather than a search box.

On the developer side, the equivalent is the relationship list: allocations in a new release that reach a handful of trusted channels before, or instead of, a public launch.

What this means for a buyer

It means the visible market understates supply — and it means an unrepresented buyer is choosing from a smaller pool without knowing it. It also means the comparison set you use to judge whether a price is fair is incomplete, which is the more expensive problem of the two.

The practical answer is representation with genuine channel access, and a willingness to wait for the right unit rather than buy the best of what happens to be listed this week.

The honest caveat

"Off-market" is also a marketing phrase, and it is used loosely. A unit that has been quietly shopped around every agent in the country for a year is not off-market in any useful sense; it is simply unsold. We are specific about which is which, and about how we came to a given opportunity.
