Somabay is a private peninsula on Egypt's Red Sea coast. Official destination material describes it as 20 minutes from Hurghada International Airport; in practice the transfer runs about 40–50 minutes once pickup, traffic and gate procedures are counted. It has been developed under a single master plan since 1991 by Abu Soma Development Company — a distinct company from El Gouna's Orascom Development, a common mix-up. The peninsula carries 11 km of shoreline, with residential releases published in phases and tracked individually by KÂMO.

Beyond the beach, Somabay holds two 18-hole golf courses — the original championship course by Gary Player and Hidden Coves by Tim Lobb, opening in phases — alongside a full-service marina expanded to 260 berths in 2026, the Cascades thalasso spa, Soma Sports Arena, and dedicated dive and kite-surfing centres. Seven hotels now operate on the peninsula: Kempinski, Sheraton, Cascades, Robinson, The Breakers Diving & Surfing Lodge, The Kaktus and Good Days Boutique Hotel. Kaktus opened in late 2025 and Good Days followed in April 2026, expanding the original five-resort collection. Other hospitality sites shown on the wider masterplan remain at different development stages and should not be counted as operating hotels. The Red Sea stays above 20°C year-round, with golf, diving and kite-surfing peaking between October and April.

Somabay is master-planned by Abu Soma Development Company. Its shareholders are the Olayan Group — a private multinational founded in 1947, comprising more than 40 companies and centred in Saudi Arabia, with offices across Europe and the United States — and Tawfiq Gargour & Fils, founded in Jaffa in 1928 and today trading across the Middle East, Europe and as far as Canada (Somabay corporate material, retrieved August 2026).

The square and walking time are area-equivalent illustrations, not Somabay’s actual shape or a measured route. At a typical walking pace, 3.2 km takes about 40 minutes. The area is also approximately 1,400 full-size football pitches, using FIFA’s recommended 105 × 68 metre pitch. The plan includes established, active, planned and future areas; it is not a delivery-status map. Seven hotels now operate: the five established resorts, The Kaktus and Good Days Boutique Hotel. Other hospitality sites on the plan remain separate from that operating count.

Somabay is more than a hotel cluster, but “self-contained” does not mean every city service is on the peninsula.

  • Healthcare and pharmacy

    ICC Medical Center operates on the peninsula for urgent support, checkups and laboratory tests, and the Marina pharmacy runs 24 hours. Specialist and inpatient care means Hurghada or El Gouna, both of which have well-regarded hospitals within reach — worth confirming against your own needs before planning full-time residence.

  • Groceries and essentials

    The Marina directory includes supermarkets, a pharmacy, laundry and everyday retail, with one supermarket open 24 hours. Both Gourmet and Spinneys deliver to the peninsula, so a weekly shop no longer depends on driving toward Hurghada or Safaga.

  • A bright learning space at GEMS International School Somabay

    Children and schooling

    GEMS International School Somabay (GISS) operates within the destination, alongside Kompass, a trilingual school running from nursery through middle school for ages 1 to 14. Families should verify current year groups, curriculum, admissions, fees and transport directly with each school.

  • Getting around

    The peninsula is self-contained but spread out. A car, golf cart or arranged transfer can be useful depending on the community, especially for regular trips between the beach, golf, Marina and home.

  • Owner and home services

    The official Somabay App is positioned as an owner communication and home-management tool. Facility-management companies within the group cover maintenance, landscaping, housekeeping, community management and security.

  • Leisure and social life

    The destination lists golf, tennis, padel, diving, kitesurfing, boat trips, beach clubs, children’s activities, restaurants and retail. Access and charges can differ by venue and owner programme.

  • What is actually open today

    A 24-hour supermarket operates on the peninsula and both Gourmet and Spinneys deliver to it — the practical difference between a resort you visit and an address you live at. Everyday retail has filled in alongside: ALKEMIA, KAI, KILIIM, MI TARA, Up-fuse, ACTIV, Elle Jar, CO-LAB and Al Sagheer Salon among others.

  • Sport, taught rather than just available

    The operators are the real ones: the Duotone Pro Center for windsports at Wyte Beach, 7 Beaufort KiteHouse on the flat-water lagoon and Orca Dive Club at The Breakers, alongside the Golf Academy, S.Tennis Academy, One Flow aquatics at Soma Sports Arena, BAYFIT, padel and squash. That is a coaching ecosystem rather than a hotel activities desk.

  • Eating out, by name

    Bamboo Shoot, Maison Thomas, The Burger Factory, Bready, Baladina, Boulevard, Secret Society, Snö Gelato and Bistro 24 sit alongside beach clubs and bars including Wyte Beach Club, Sēbā Beach by Cairo Jazz Club, ZOUNI, SOBAR and House of Seven. A few close seasonally, so the Somabay app is the reliable check for what is open the week you visit.

The 25 August 2026 availability sheet offers 5-year and 8-year plans with 5% down plus a further 5%; the second payment falls after three months on most releases and in January 2027 on the Blanca promotion. Prices below use the 5-year total so projects are compared on one basis. Foreign-buyer eligibility, ownership structure and registration should be checked for the specific unit and buyer with independent Egyptian legal advice.

The costs beyond the contract price

Rates and inclusions differ by project and unit, so each item must be checked against the quotation and contract.

  1. Community and maintenance fees

    Somabay maintenance currently runs about USD 10–12 per square metre a year — priced in dollars but payable in Egyptian pounds, so the pound figure moves with the rate. On a 130 m² home that is roughly USD 1,300–1,560 a year. Confirm the rate, billing basis, first due date and exactly which shared services it covers. Confirm per unit.

  2. Utilities and deposits

    Ask how electricity, water, cooling, internet and utility deposits are metered and billed. Confirm per unit.

  3. Finishing, furniture and snagging

    Budget separately for anything outside the delivery specification, plus professional snagging before handover. Confirm per unit.

  4. Legal and registration work

    Obtain an independent Egyptian lawyer’s fee quote and confirm the registration route for the specific unit and buyer. Confirm per unit.

  5. Owner privileges and facility access

    Verify which beaches, clubs, hotel facilities, transport services and owner benefits are included or separately charged. Confirm per unit.

  6. Management and rental costs

    If the home will be rented, confirm operator commission, housekeeping, linen, maintenance, guest access and owner-use restrictions. Confirm per unit.

Investment reality, not a yield promise

The right analysis depends on personal use, rental rules and carrying costs. Occupancy and nightly rates are assumptions, not guarantees.

  • Primarily for personal use

    Prioritise the precise view, walking route, privacy, layout and year-round usability. A cheaper unit can be the wrong purchase if it makes every stay less convenient.

  • Personal use plus occasional rent

    Balance owner enjoyment with guest-friendly bedrooms, simple access, furnishing durability and a clear management arrangement. Model vacant periods and running costs.

  • Yield-first purchase

    Treat projected occupancy and nightly rates as assumptions, not guarantees. Verify rental rules, real operating costs, competing supply and resale demand before reserving.

A safer buying process

Foreign-buyer eligibility, ownership structure and registration depend on the buyer and property. Independent Egyptian legal advice should remain part of the transaction.

If you need to use the home within a season or two rather than someday, say so early and we will point you at delivered or near-delivery stock instead.
